The client manages a midterm rental portfolio consisting of four properties in the Chicago area. Our mission is to provide high-quality, comfortable accommodations for midterm renters, including professionals and corporate clients.
We are seeking an EXPERIENCED and detail-oriented Virtual Assistant to oversee revenue management, pricing strategies, and booking conversions for a portfolio of short-term and midterm rental properties. The ideal candidate must have experience driving bookings and filling calendars effectively. You will play a key role in maximizing occupancy and revenue, outperforming local market trends, and ensuring the client's properties are positioned competitively.
• Leverage PriceLabs (or similar software like Beyond Pricing or Wheelhouse) to create and update daily dynamic pricing models.
• Monitor market trends, competitor listings, and local events to optimize nightly rates and minimum stay requirements.
• Regularly rotate property photos, rewrite listing descriptions, and implement SEO tactics to improve OTA rankings.
• Adjust pricing strategies proactively for peak seasons, last-minute gaps, and underperforming listings.
Booking Optimization & Conversions:
• Audit listings for conversion performance; run A/B tests on titles, images, and descriptions.
• Ensure listings are published across relevant channels and consistently updated.
• Track performance metrics (occupancy rate, average daily rate, RevPAR) and prepare weekly reports with actionable insights.
• Improve listing visibility using platform-specific algorithms (Airbnb SEO, Booking.com ranking, etc.).
• Manage and sync calendars across platforms like Airbnb, Booking.com, Vrbo, and Furnished Finder.
• Oversee guest booking funnel from inquiry to confirmation; maintain OTA listing quality.
• Provide light guest communications (via templates/automations) focused on confirmations and special requests—not full property management.
• Promote properties by posting in Facebook groups and creating engaging posts and reels.
• Generate inbound leads through targeted social media activities.
• 3+ years of experience in short-term or midterm rental pricing, revenue management, and booking optimization.
• Familiarity with OTA algorithms, ranking strategies, and platform best practices.
• Strong data analysis skills (Excel/Google Sheets).
• Proven success in achieving 80–90%+ monthly occupancy through pricing adjustments.
• Excellent written and spoken English with neutral or no accent—strong communication skills are a must.
• Social media marketing experience preferred, especially posting in Facebook groups and generating leads.
