The Client manages a midterm rental portfolio consisting of four properties in the Chicago area. Our mission is to provide high-quality, comfortable accommodations for midterm renters, including professionals and corporate clients.
The Midterm Rental Property Manager is responsible for optimizing rental property performance by securing bookings, managing listings, and maintaining strong industry partnerships. This role requires a proactive individual who can independently oversee revenue management, listing optimization, and relationship building with corporate housing providers, insurance companies, and relocation firms.
The ideal candidate will have experience with Airbnb, Furnished Finder, and other OTA platforms, ensuring properties remain competitive through pricing adjustments and marketing strategies. They must be capable of analyzing market trends, adjusting pricing strategies, and optimizing property listings to maximize visibility and occupancy rates.
• Optimize listings on platforms like Airbnb and Furnished Finder to increase visibility and attract bookings.
• Implement dynamic pricing strategies based on market trends, competitor analysis, and occupancy rates.
• Maintain relationships with corporate housing providers, insurance companies, and relocation firms to secure bookings.
• Conduct ongoing listing optimization (photos, descriptions, and SEO) to enhance search ranking on OTA platforms.
Social Media & Marketing
• Develop and manage engaging content to showcase rental properties and attract midterm rental tenants.
• Utilize social media platforms strategically to target corporate clients, traveling professionals, and insurance agencies.
Partnership Networking & Outreach
• Proactively build and maintain partnerships with corporate housing providers, relocation firms, and insurance companies.
• Regularly engage with key contacts to ensure properties remain top-of-mind for potential bookings.
• Identify and cultivate new opportunities in healthcare, tech, and education sectors for midterm rental placements.
Guest & Client Support
• Ensure smooth check-ins and check-outs for tenants while maintaining excellent customer service.
• Independently manage tenant inquiries and concerns, providing timely resolutions.
Operations & Administration
• Oversee property maintenance, cleaning schedules, and readiness for new tenants.
• Keep detailed records of bookings, revenue performance, expenses, and tenant feedback.
• Work independently to strategize and adjust based on booking trends without requiring constant direction.
• Proven experience in property management, or midterm or preferred.
• Proficiency in digital tools such as property management software and social media platforms.
• Strong interpersonal and communication skills for tenant relations and networking.
• Ability to multitask, prioritize, and manage time effectively.
• Familiarity with the Chicago rental market is a plus.
